Austin, TX – It can be quite expensive to own or rent office space in larger cities. As the demand for space continues to grow, especially in places like Austin, TX, rates in good locations will continue to rise. And unfortunately, some businesses and organizations have trouble deciding their next moves concerning leasing or buying a particular space, and need help weighing all of the options. That’s precisely what happened to the Austin nonprofit group, Coalition of Texans with Disabilities (CTD). They were faced a big and difficult decision and needed assistance. So Austin Tenant Advisors stepped in to help.

The CTD is one of the largest and oldest disability organizations in Texas. They had leased the same downtown Austin office space  for the past 15 years and had no intention of leaving. But when they found out the building was being renovated and they would have to move, they were faced with the decision of leasing or purchasing a new space. Austin Tenant Advisors began working with them directly, providing over 30 possible options to compare the differences and pros & cons of each. Austin office space lease rates in downtown were $45 to $50 per sf and purchase rates were at their highest in 10 years. Purchasing was obviously going to cost more up front. However in the long run, after doing a lease purchase analysis, they determined that it was in their best interest to purchase. With the tight Austin office space market, they started the process of looking in February and closed on the purchase of the new downtown office in May. (If you’d like more information about the CTD, please visit http://www.txdisabilities.org/).

“Our involvement with finding the office space for the Coalition of Texans with Disabilities is just one example of the lengths we go to for our customers,” says Nathan K. Smith of Austin Tenant Advisors. “We thoroughly enjoyed the process of working with a such prized and loyal organization in the community. I was so touched by their situation that I couldn’t help but donate $4,000 of my commission to their cause. I wanted to give back in any way I could. It’s important to us to help Austin businesses and organizations find a suitable workspace that works for them.”

Austin Tenant Advisors has the experience and knowledge to help those in need of finding the best Austin office space, retail, and warehouse space options in the Austin Metro area. Whether looking to lease or purchase, they take their time and do the necessary research so that businesses can have the peace-of-mind that their needs will be taken care of. As you can see with their involvement with nonprofits like the Coalition of Texans with Disabilities, they will work tirelessly to get you the best deal and location possible.
