In an important distinction from a land bank, the trust keeps the land and executes 99-year leases for any structures – in this project, 1,400- to 1,700-square-foot, three-bedroom houses. By sharing equity with the homeowner, the trust has some control on pricing to prevent shoving out residents through gentrification.
