Item 12. RESULTS OF OPERATIONS AND FINANCIAL CONDITION
On February 25, 2004, Entertainment Properties Trust announced its results of
operations and financial condition for the fourth quarter and year ended
December 31, 2003. The public announcement was made by means of a press release,
