Barings Provides $81 Million Debt Package for 440 South Church Acquisition and Repositioning

Barings, one of the world’s largest diversified real estate investment managers, announced today it has originated an $81 million floating-rate bridge loan to a joint venture between Town Lane and Trinity Capital Advisors. The financing will support the acquisition and repositioning of 440 South Church, a 15-story, 388,657-square-foot Class A office tower located in Uptown Charlotte, North Carolina.

440 South Church is located in Charlotte’s Third Ward, within walking distance of Bank of America Stadium, Truist Field and a variety of dining and entertainment options. The building features ground-floor retail, a fitness center, a conference center and tenant access to 450 structured parking spaces. The property is LEED Silver certified and benefits from excellent walk and transit scores.

Town Lane, a boutique real estate investment manager, is investing through its $1.25B fully discretionary closed-end fund investing across asset classes and backed by institutional investors. The acquisition of 440 S Church is the firm’s second office acquisition since the fund launched in 2024. Trinity Capital Advisors, based in Charlotte, has a long history with the asset, having originally developed and managed the property.

CBRE advised the sponsorship on the financing.

This transaction expands Barings’ real estate debt platform, which leverages the team’s broad direct origination capabilities and deep credit expertise to invest in loans secured by institutional-quality commercial real estate.
