Baceline Investments Announces Sale of Eddie Merlot’s Property for $5.7 million

Baceline Investments, LLC, a boutique private equity real estate investment and management company with diverse retail holdings throughout the Central United States, has announced it has completed the successful sale of a property in Englewood, Colo., currently leased to Eddie Merlot’s Prime Aged Beef and Seafood Restaurant. Baceline sold the property for $5.7 million.

Originally acquired in July 2014 as part of the firm’s Debt Free Income Fund, Baceline paid $1.04 million for property located at 10110 E. Dry Creek Road in the Denver Tech Center and developed the restaurant building with its tenant in place. The property is near the Shops at Vallagio and the Inverness Hotel and Conference Center. This property is Eddie Merlot’s first location in Colorado.

“This property added significant value to our Debt Free Income Fund,” said David Puchi, Baceline’s managing partner. “During the 24-month period that Baceline owned and managed the property, it generated positive income, and 16.2% annual net return for our investors upon sale.”

Baceline’s Debt Free Income Strategy was launched in 2003 and designed to create a diversified portfolio of primarily retail properties throughout the middle of the country. Now closed to new investment, the Debt Free Income Fund IV has made uninterrupted monthly distributions to investors totaling more than $2.5 million.

Baceline’s newest fund, the High-Yield Income Fund, opened earlier this year and is designed for investors seeking to earn consistent, higher levels of income from their investment portfolio. The fund invests in cash flowing neighborhood retail centers throughout the mid-section of the United States.
