Limited Release of New Construction Homes in Martha’s Vineyard Community of Lagoon Ridge Now Available

The CapeBuilt Companies, an award-winning residential real estate development firm specializing in innovative coastal design and construction, announced that pre-construction sales are now open for a limited number of homes in the new Oak Bluffs community of Lagoon Ridge, Martha’s Vineyard’s first large-scale development in recent memory.

Designed by award-winning architecture and community design firm Union Studio and built by CapeBuilt Construction, a total of 25 uniquely crafted, spacious homes will be constructed on 32 acres in three phases anticipated for release over the next three years. For immediate sale in phase one are four 2 and 3-bedroom homes ranging from 1,700 to 2,400 square feet and starting at $1.275 million. In addition, phase one will include 4 affordable townhomes intended to help address the island’s workforce housing needs.

“Lagoon Ridge is a rare opportunity for families to buy into a development that pays homage to the tight-knit cottage communities that have dotted Martha’s Vineyard for generations,” said Rob Brennan, President of CapeBuilt. “I’m honored to be carrying forward the vision of the late Davio Danielson, the property’s visionary former owner, and to build upon the success of CapeBuilt’s award-winning Heritage Sands neighborhood in Dennis Port that I developed alongside Mark DeWitt. Whether it’s a primary residence or second home, Lagoon Ridge will be a once-in-a-lifetime discovery for those who dream of finding that special place on a very special island."

Only a short bike ride away from downtown Oak Bluffs, Lagoon Ridge residents can enjoy quiet mornings on their front porches and lively afternoons at the beach or at local shops, galleries, and restaurants. Ideal for neighborhood and family get-togethers, the community is surrounded by walking trails and is a short walk to Lagoon Pond, allowing for easy access to sailing, boating, and fishing.

Homes in Lagoon Ridge will be built with energy efficient elements, such as solar-ready rooftops and high-efficiency heating and cooling systems, as well as many unique design elements that blend signature island architecture with resilient performance.

Buyers may customize their purchase among four different home designs with an array of selections, additions, and bespoke appointments both inside and outside of each home. To accommodate multi-generational families, Lagoon Ridge offers both one-floor and two-floor designs.

Beyond the initial neighborhood, coined The Homes at Lagoon Ridge, CapeBuilt will be rolling out four single-family Residences on lots between 1 and 1 ½ acres (anticipated release in 2022) and four Estates on 1 ½ to 2-acre lots (anticipated release in 2023). Preference will be given to existing Lagoon Ridge owners with respect to all future properties before release for sale to the general public.

Access to a home in a newly built community is hard to come by, making Lagoon Ridge a very rare and attractive opportunity for active buyers. Since the onset of COVID-19, accessibility to vacation homes in New England coastal communities – like Cape Cod and Martha’s Vineyard – have been limited. While home sales from the first quarter of 2020 to the first quarter of this year jumped 64%, inventory is down 62% year over year on the Cape & the Islands, according to the Massachusetts Association of Realtors.

“Lagoon Ridge represents a truly unique opportunity that does not come around often in Martha's Vineyard and, candidly, may never come along again,” said Lagoon Ridge’s broker Alan Schweikert of Ocean Park Realty. “It’s amazing the level of interest and excitement we’ve seen from buyers looking to be one of the lucky few to purchase into what will undoubtedly be one of Oak Bluff’s most desired communities. I, and the rest of the Ocean Park team, are extremely excited to be working with the award-winning team at CapeBuilt in bringing these beautifully designed homes to market.”

Lagoon Ridge is the fourth community from the award-winning pair of Union Studio architects and The CapeBuilt Companies. Heritage Sands, an oceanfront cottage community featuring 63 beautifully crafted homes on Nantucket Sound in Dennis Port, Mass. was completed in 2016 and won numerous awards including national Community of the Year honors from the National Association of Home Builders. 255 Main St., a mixed-use historical renovation located in Hyannis, was the team’s second endeavor while Sea Captains Row, a 60-unit residential development also in Hyannis currently under construction, is the team’s third.

“We want Lagoon Ridge to embody the same sense of community and coastal craftsmanship that we developed on the Cape, at Heritage Sands, 255 Main and soon at Sea Captains Row,” Brennan said.
