Ninth Edition of Florida Building Code Extends to Include Drywall Installation

-- The Ninth Edition of the Florida Building Code, which governs all construction, will be adopted in 2026 and includes new requirements for drywall installation, with some of the state’s painters, such as Miami-based Florida Painting Company, beginning to study the drywall installation compliance elements. These include permitting, fastening, application and water exposure, with inspections and condition-specific mandates expected to continue through 2026.

“For construction projects in 2026, drywall must meet the standards of the Ninth Edition (2026) of the FBC, and we are in the process of reviewing and adopting code amendments alongside the Florida Building Commission,” explains Sebastian Bednarski of Florida Painting Company. “There are some key mandates we’re taking note of, being that we are one of the leading drywall installers in the state; the public comment periods on proposed amendments unfortunately closed this year, but final recommendations are being prepared by Technical Advisory Committees and will be voted on by the commission. The final changes, including specific requirements for drywall, are determined during this process.”

Based on current code requirements and pending any 2026 changes, drywall installation in Florida must comply with permitting, fastening, application and water exposure. A permit is required to replace or install drywall, especially following storm or water damage, while screws and fasteners must be spaced according to the FBC standards.

“As an example, screws are typically placed 16 inches apart for walls and 12 inches apart for ceilings,” adds Bednarski.

Gypsum board must be installed at a right angle or parallel to framing members, and all edges must fall on a framing member. Further, interior drywall cannot be installed where it is directly exposed to weather or water.

A number of inspection and condition-specific mandates are expected to continue in 2026, including pre-drywall inspection, post-storm work and specialty contractors licensing certifications. Leaders in the industry such as Bednarski recommend that an independent inspection be done after plumbing, electrical and framing are completed, but not before drywall is installed. As Bednarski himself explains: “This helps to catch potential issues that would be hidden by the drywall.”

Following a major storm, permitting requirements for replacing damaged drywall are reportedly still in effect, with local jurisdictions possibly having specific procedures. Additionally, certified specialty contractors for drywall must continue to be licensed by the state to perform work in any jurisdiction.
