Wildcat Management Lists Two Landmark Dallas Properties for Sale: The Historic Purse Building in Downtown Dallas and 1823 Cadiz in the Farmers Market District

-- Wildcat Management, led by Dallas real estate investor Tanya Ragan, announced the launch of two significant Dallas properties for sale: the historic Purse Building at 601 Elm Street in Downtown Dallas (Government District) and 1823 Cadiz in the Farmers Market District. Together, the listings reflect growing momentum in downtown Dallas, where billions of dollars in redevelopment projects are reshaping the city's future.

The Purse Building, a six-story red brick landmark constructed in 1905, offers approximately 65,000 square feet across six open floor plates averaging 9,100 square feet each. Recognized on the National Register of Historic Places, it remains one of the few surviving pre-World War I warehouse buildings in Dallas. Known for its Chicago Italianate-style architecture, the property features pine wood floors, timber beams, and expansive industrial windows, with a rooftop that delivers unobstructed 360-degree views of the downtown skyline.

The building also holds a unique place in American history. Following the assassination of President John F. Kennedy in 1963, the FBI commandeered the Purse Building as its investigative command center due to its proximity to Dealey Plaza and the Texas School Book Depository. Wildcat Management acquired and restored the property in 2020 after it sat vacant for nearly three decades. The core and shell renovation preserved its historic details and prepared the building for modern adaptive reuse.

Potential redevelopment scenarios for the Purse Building include boutique hotel, creative office, residential lofts or condominiums, or mixed-use destinations combining retail, dining, and workspace. Its CA-1(A) zoning allows for all uses with no maximum density, and its historic designation makes it eligible for federal and state tax credits as well as local abatements, which can offset up to 45 percent of rehabilitation costs.

Located in Downtown Dallas' Government District, the Purse Building sits within walking distance of Dealey Plaza, Reunion Tower, and the DART rail system. The district attracts millions of visitors annually and is adjacent to the $3 billion Dallas Convention Center redevelopment, positioning the property at the center of one of the city's most active growth corridors.

Meanwhile, 1823 Cadiz offers a different scale of opportunity. Situated in the Dallas Farmers Market District, near the Dallas Convention Center and major transportation arteries, the property is already generating strong attention from investors since its listing on LoopNet and CoStar. With visibility and access as key advantages, 1823 Cadiz is well-suited for large-scale redevelopment in one of Dallas' fastest-evolving districts.
