M Square Commercial Closes Excess Land Sale in Attica, IN for AutoZone Commercial Retail Expansion

M Square Commercial, in partnership with The Warren Agency, represented Hutton Attica IN St, LLC in the sale of a 1.73-acre B2-zoned parcel in Attica, Indiana. AutoZone Development, LLC acquired the excess land for commercial retail expansion, advancing Hutton’s national portfolio strategy

-- M Square Commercial announced the successful closing of a 1.73-acre excess land sale at 1115 E Main St in Attica, Indiana. Representing Hutton Attica IN St, LLC alongside local brokerage partner The Warren Agency, MSC secured AutoZone Development, LLC as the buyer of the B2-zoned parcel.

The property was originally part of a larger 3.15-acre tract developed for a Fast Pace Urgent Care, with the remaining land designated as excess. Located along State Rd 28, the site offers direct access off Main Street, cross-access with the clinic, and strong visibility on the main commuter route to Lafayette and Purdue University.

Surrounding national retailers include Tractor Supply, Pizza Hut, and Taco Bell, underscoring the corridor’s retail draw. The location also benefits from proximity to the proposed 4,000 to 6,000-acre solar farm and the Badlands Off Road Park, which attracts more than 110,000 visitors annually.

Closing this deal required collaboration across multiple stakeholders. M Square Commercial and The Warren Agency worked with Hutton, AutoZone’s development team, and the Attica planning department to align deal terms, address site details, and ensure a smooth path to closing.
