BuildX Delivers First Completed ADU Under New Massachusetts Law for Plymouth Family

Plymouth Massachusetts family hires local custom builder BuildX to become the first to build an ADU (accessory dwelling unit) under Governor Healey's Affordable Homes Act.

In a groundbreaking achievement for accessible housing in Plymouth, the Myette family has become the first residents in the historic town to move into an Accessory Dwelling Unit (ADU) constructed under Governor Maura Healey’s Affordable Homes Act. The 900-square-foot unit, built by BuildX Custom Building & Renovations, provides a permanent, independent living solution for their 25-year-old son William, who has autism.

“It’s more than a structure—it’s a lifeline for our son and our future as a family,” said Pam Myette, whose family pioneered Plymouth’s ADU movement. “People don’t even understand how much relief that brings us.”

The project, completed at 72 Jordan Road, was constructed under the Affordable Homes Act’s expanded ADU provisions that allow units up to 900 square feet by right in single-family zones—a game-changing policy championed by Governor Healey to address the Commonwealth’s housing shortage while keeping families together.

We Fast-Tracked Construction From Groundbreaking to Move-In in Only 10 Weeks.

BuildX broke ground in early October and delivered the completed unit just before Christmas—a remarkable timeline that construction professionals found hard to believe.

“We’re not just building housing—we’re building possibilities for families who need flexible, dignified solutions,” said Buz Artiano, founder of BuildX. “The Myettes knew exactly what they needed, and we made it happen on an aggressive schedule.”

The thoughtfully designed 900-square-foot unit features a two-bedroom layout with nine-foot ceilings throughout, creating an open, spacious feel. The full kitchen comes equipped with modern appliances, while the ADA-accessible bathroom includes a walk-in shower with bench for safety and comfort. A dedicated caregiver bedroom provides flexibility for live-in or overnight support as needs evolve. The unit maximizes functionality with ample storage including dual closets, a pantry, and utility spaces, while large windows flood the space with natural light and maintain visual connection to the main property.

This Is A New Blueprint for Family-Centered Housing.

The Myettes’ decision to build an ADU stemmed from a desire to avoid institutional care settings for their son while ensuring his safety and independence.

“The options we were staring at included a group home, which my son Billy would never adapt to,” John Myette explained. “The ADU allows him to stay in the least restrictive environment while we maintain peace of mind about his future care.”

The unit’s thoughtful design includes a second bedroom specifically for caregivers, allowing flexibility as the family’s needs evolve. The Myettes’ older son plans to eventually oversee William’s care, keeping the support system within the family.

We Are Setting Plymouth’s ADU Standard.

Project manager Kevin maintained daily on-site presence throughout construction, coordinating what the Myettes described as a “seamless” flow of professional subcontractors.

“Kevin was here every day. He’d give me a rundown of what was happening,” John Myette noted. “Every trade flowed into the other—one trade in, one trade out. It was run like a professional operation.”

The successful completion of Plymouth’s first ADU under the Affordable Homes Act sends a powerful message to other families facing similar challenges—whether caring for adult children with special needs, aging parents, or other family members requiring support.

“Any person that can get an ADU, do it, because it’s worth it,” John Myette advised. “Whatever your situation is, BuildX can put together a program that fits your needs. It just opens up so many options for your family.”

The Myettes’ message to families considering an ADU is simple but emphatic: “Just build it. Just build, baby!”
