The brainchild of late founders Ed Boyce and Warren Wobbe Sr., Innsbrook Resort, then named Aspenhof, was born 60 years ago. What began as a cluster of A-frame homes ballooned to a 1,265-acre property, complete with an 1800s farmhouse, for weekend retreats. Over the following decades, the founders’ families purchased neighboring properties until the land grew to nearly six times its original size.
In 1986, the Wobbe and Boyce families added a custom home building component to Innsbrook with trepidation. “We feared we were too far outside St. Louis to attract the commuter market,” says second-generation owner Warren “Chip” Wobbe Jr. “We were wrong.”
Today, the Innsbrook community boasts an impressive variety of recreational and residential home-types, including cottages, custom homes, condos, treehouses, and modern A-frames, all spanning across 11 square miles and two school districts as a bedroom community to St. Louis suburbs.
The Wobbe and Boyce families incorporated the land in 1998, creating what is now a h-class municipality with the long term in mind. “Other developments try to maximize units sold; we build less in order to have space to develop for the next 25 years,” Wobbe notes.
With an average lot size of three acres as well as miles of green space, a community garden, hiking, and biking trails, the community was “eco-friendly before it was cool.” Today, Wobbe and Charlie Boyce helm the ship, with the next generation not far behind. “My son sells real estate, and my daughter oversees a lot of the construction,” says Wobbe. “We also have a great, dedicated staff that thinks like owners.”
HOME AWAY FROM HOME
Innsbrook is the very definition of all inclusive. Owners have unequaled access to countless amenities, including: over 100 lakes, tennis, golf, sand beaches, swimming pools, an outdoor amphitheater and summer concert series, a variety of clubs, two restaurants, kids’ summer camps; church services; an equestrian program; kayaking, paddle boarding and sailing; an annual 5K walk; and one of the largest reworks shows in greater St. Louis. The community also publishes an annual newsletter, welcomes guest speakers, and has its own historical society.
Innsbrook is also a 24-hour gated community with its own water, sewage, and satellite systems as well as a community security system. “Whether you’re driving in or out of our gates, you don’t have to worry. You feel an instant sense of relief,” says Wobbe, adding that Innsbrook has “a very low resale percentage.”
In the end, longevity and the spirit of family business help drive the community’s success. “Many builders construct a community for two years and they’re gone. We’ve been here 52 years. We’re selling properties to the kids and grandkids of original owners. Our gate guards know owners on a first-name basis, and I live in the development, too. Our owners are more friends than clients.”
