The development brings a mix of ShopCaves, ProCaves, and PrimeCaves to a corridor where no comparable modern flex inventory exists, meeting rising demand from small businesses, service professionals, and high‑net‑worth users seeking functional, premium workspace.

Located at 250 E. 135th Street, the project sits between Leawood, Loch Lloyd, and Hallbrook—affluent residential areas that support premium pricing and long‑term tenant retention. Units range from approximately 1,300 to 3,600 square feet and are delivered in a ready‑flex configuration with mezzanines, climate control, private restrooms, storefront glazing, and an integrated security ecosystem. ShopCaves offer storefront visibility with rear workspace, ProCaves serve trades and service operators, and PrimeCaves provide climate‑controlled showcase retreats for premium users.

FlexCaves was developed to address a clear gap in the market for modern, small‑format commercial space that blends workspace, storage, and customer‑facing functionality. The platform reflects years of refinement by a team with deep experience in ground‑up development, emphasizing practical design, durable construction, and a tenant‑first operating model.

The surrounding trade area has seen no new flex construction since 2022, and existing flex vacancy remains between 3.2% and 3.7%. Retail rents in the immediate corridor run nearly 30% above the South Kansas City average, underscoring the strength of the location and the lack of modern, small‑format commercial options. FlexCaves is positioned to capture users who have been underserved by traditional industrial or retail formats.

The development is fully entitled, design‑complete, and supported by a fixed‑price GMP construction contract with ARCO, a national Top 5 design/build firm. FlexCaves is currently in permit review with Kansas City, Missouri, with closing and groundbreaking scheduled for May 2026. Construction is planned as a seven‑month build, targeting a Certificate of Occupancy in November 2026 and stabilization in March 2028.
