THE MEDIAN HOME PRICE IN RALEIGH HAS GONE UP. 42% FROM 316,000 IN OCTOBER, 2020 TO 445,000 LAST MONTH AND THE MEDIAN RENT IN THE CITY IS OVER $1500. TERRENCE RUTH PROFITS, YOU JEAN MYRICK JANET CAL, THEY HAVE SIMILAR POSITIONS. THEY WANT TO UTILIZE STATE COUNTY OR CITY OWNED LAND FOR DEVELOPMENT BUT EACH OF THE CANDIDATES HAVE DIFFERENT IDEAS ON HOW THEY WANT TO EXECUTE THAT. JUST BOGGLES MY MIND. BOTH PRISONS ARE OUTDATED. THE CENTRAL PRISON CAME INTO EFFECT SOMETIME IN THE LATE 18. 100'S. I BELIEVE BOTH FACILITIES COULD EASILY BE REMOVED AND ALLOWING HOUSING TO TAKE PLACE IN THOSE AREAS. >> JANET? CAL, SHE IS THE FORMER STATE TREASURER AND SHE TAKES A FINANCED, FOCUSED APPROACH. ESSENTIALLY THE GOVERNMENT AND THE PUBLIC COME TOGETHER. THEY MAKE AN INVESTMENT IN THE SHORT TERM GAINS ON THAT INVESTMENT GO TOWARDS SOME CITIES WHICH HELP PAY FOR AFFORDABLE HOUSING. THAT'S A TOOL THAT RALLY HAS NOT USED MUCH. AND I WOULD LOVE TO SEE US USE IT LIKE CHARLOTTE, DURHAM AND OTHER CITY STAFF. >> NOW SOMETHING THAT CAL AND TERRENCE RUTH HAVE IN COMMON IS THEIR DESIRE TO GET OTHER ORGANIZATIONS INVOLVED LIKE. >> NONPROFITS AND BUSINESSES. BUT RUTH, WHO IS AND NC STATE ASSISTANT PROFESSOR WAS THE ONLY ONE TO BRING UP COLLABORATING WITH FAITH-BASED COMMUNITIES. >> AND I'VE BEEN WORKING WITH THE FAITH COMMUNITY TO REALLY RETHINK THEIR PROPERTY AND LAND AS WELL WITH THE COUNTY. AND THAT'S ANOTHER AUDIENCE IS READY TO ENGAGE. >> NOW, JAMES SHAUGHNESSY BY FAR THE YOUNGEST CANDIDATE IN THE RACE. HE'S A STUDENT AT WILLIAM PEACE UNIVERSITY. HE SEES THAT AS AN ADVANTAGE AND CHINA SEA SEES THE FUTURE OF HOUSING IN RALEIGH AS BEING VERTICAL. NO MORE SINGLE FAMILY HOMES HE WANTS MIXED USE CONDO BUILDINGS ONLY. >> AS WELL AS LIKE HAVING THAT RETAIL SPACE ON THE FIRST FLOOR AS PART OF MIXED USE, YOU GET A STRONG TAX BASE FROM SALES TAX AND OFFERS MORE MOBILITY OR LESS MOBILITY FOR CARSON. >> ALRIGHT, LASTLY, YOU JEAN MYRICK. HE WAS ONE OF THE PEOPLE WHO TRIED TO BLOCK THE CITY FROM REZONING SHOW UNIVERSITY WAS A FAILED ATTEMPT. MYRICK THINKS THE REQUIREMENTS TO QUALIFY FOR AFFORDABLE HOUSING ARE REALLY OUT OF TOUCH WITH REALITY RIGHT NOW, YOUR INCOME WOULD HAVE TO BE AT LEAST 80% BELOW THE AREA. MEDIAN INCOME.
