Shares of this retail REIT have lagged behind the broader market over the past 52 weeks. REG hasย declined 3.7% over this time frame, while the broader S&P 500 Index ($SPX) hasย gained 14.1%. Moreover, on a YTD basis, the stock is down 3.6%, compared to SPXโs 16.4% return.

On Oct. 28, REG delivered itsย Q3 results. The companyโs same property Net Operating Income (NOI) increased 4.8% year-over-year to $274.2 million, while its FFO of $1.15 advanced 7.5% from the year-ago quarter,ย meeting analyst estimates. Additionally, REG raised its fiscal 2025 guidance, now expecting Nareit FFO in the range of $4.62 to $4.64 per share and core operating earnings between $4.39 and $4.41 per share. Yet, its sharesย plunged 3.1% in the following trading session.ย
For the current fiscal year, ending in December, analysts expect REGโsย FFO to grow 7.4% year over year to $4.62. The companyโs FFO surprise history is promising. It exceeded or met the consensus estimates in each of the last four quarters.ย
Among the 21 analysts covering the stock, the consensus rating is a "Moderate Buy,โ which is based on 12 โStrong Buy,โ two "Moderate Buy,โ and seven "Holdโ ratings.
This configuration is slightly more bullish than a month ago, with 11 analysts suggesting a โStrong Buyโ rating.ย ย
On Nov. 11, RJ Milligan from Raymond James Financial, Inc. (RJF) maintained a โBuyโ rating on REG, with a price target of $80, indicating a 12.3% potential upside from the current levels.ย
The mean price target of $80.05 also represents a 12.3% premium from REGโs current price levels, while the Street-high price target of $86 suggests a 20.7% potential upside from the current levels.ย
