Eco Choice Windows and Doors today released new guidance to help GTA homeowners understand how Ontario's 2024 Building Code changes, evolving rebate programs, and rising demand for triple-pane glass are affecting residential window replacement decisions in 2026.

Ontario's 2024 Building Code took effect on Jan. 1, 2025, replacing a code framework that had been in place since 2012. According to Eco Choice Windows and Doors, the update includes more than 1,700 technical revisions and represents one of the most significant building code changes in the province's history.

For homeowners planning window replacement, the company said the changes are especially relevant because of stricter thermal envelope expectations, higher insulation requirements, and tighter airtightness standards. Under the updated residential energy provisions, attic insulation now requires a minimum of R-60, while exterior walls must meet R-22 or higher. Airtightness targets are listed at 2.5 air changes per hour at 50 pascals for detached homes and 3.0 air changes per hour for townhouses and other attached dwellings.

Eco Choice Windows and Doors said many GTA homes built or renovated before 2025 were designed under earlier standards. As a result, homeowners replacing windows in 2026 may be evaluating products against a different performance environment than the one their homes were originally built to meet.

Windows are one of the major points of heat loss in a residential building. Under the updated standards, Eco Choice Windows and Doors said homeowners in the GTA are increasingly reviewing triple-pane glazing systems with low-E coatings and argon or krypton gas fill when planning window replacement projects.

The company said triple-pane requests now make up the majority of its residential quotes. Slim-profile triple-pane systems, including the EnergiMAX Slim from Eco Choice Windows and Doors, are designed to support ENERGY STAR Most Efficient performance while maintaining sightlines comparable to older double-pane units.

Eco Choice Windows and Doors said Canadian-made windows can offer practical advantages for Ontario homeowners because they are designed and tested for domestic climate conditions and building code requirements. The company also noted that domestic manufacturing can help reduce exposure to cross-border delays and tariff-related uncertainty affecting imported building materials.

The company also highlighted the need for homeowners to rely on current rebate information before budgeting for a window replacement project. The Canada Greener Homes Grant, which previously offered up to $5,600 for qualifying retrofit work, closed to new applications in February 2024. The Canada Greener Homes Loan, an interest-free financing option of up to $40,000, ended Oct. 1, 2025. The Enbridge Home Efficiency Rebate Plus program, which previously included window-related incentives, is also closed.

According to Eco Choice Windows and Doors, the active provincial rebate program for Ontario homeowners is the Home Renovation Savings Program, launched Jan. 28, 2025, under the Save on Energy brand and backed by the Independent Electricity System Operator. The program provides $100 per eligible window opening, with a minimum of three windows required. Homeowners who combine window replacement with insulation or other eligible upgrades may qualify for higher combined rebate amounts, subject to program rules.

Toronto homeowners may also have access to the City of Toronto's Home Energy Loan Program, which can finance eligible home energy improvement projects, including window replacement, up to $125,000 at stated interest rates between 3.08% and 4.67%, subject to municipal program terms and borrower eligibility.

Eco Choice Windows and Doors said many homeowners are still encountering outdated rebate information online, including references to closed federal or utility programs. The company recommends confirming program status directly through Save on Energy at https://saveoneenergy.ca/ or Natural Resources Canada before signing a contract or setting a project budget.

The company said homeowners who budget using outdated rebate figures may face a meaningful gap between expected and actual out-of-pocket costs. Eco Choice Windows and Doors also noted that the Canada Greener Homes Affordability Program, a federal replacement program aimed at low- to median-income households, has not yet launched in Ontario, and Ontario's participation timeline remains unclear as of mid-2026.

Eco Choice Windows and Doors recommends that GTA homeowners planning window replacement in 2026 take five practical steps before beginning a project: confirm rebate eligibility, review ENERGY STAR Most Efficient rated products, consider Canadian-made windows, ask whether installers are in-house or subcontracted, and determine whether an energy audit is required for bundled upgrades.

For standalone window replacement under the Home Renovation Savings Program, Eco Choice Windows and Doors said an energy audit is not required. For homeowners bundling windows with insulation or other upgrades to access higher combined rebates, a pre- and post-retrofit EnerGuide assessment may be required before work begins.

The company also advises homeowners not to delay necessary projects solely while waiting for future rebate programs. Past Ontario rebate programs have closed when funding changed or expired, and homeowners should verify current eligibility before making financial decisions.

Window replacement costs in the GTA vary based on window type, size, number of units, materials, installation complexity, and property conditions. Eco Choice Windows and Doors said a full-home replacement of 10 to 15 windows in the GTA commonly ranges from $8,000 to $25,000 or more. Triple-pane glass may add roughly 15% to 25% over double-pane pricing, depending on product specifications, but can support improved energy performance and noise reduction when properly selected and installed.
