Land Lease Agreement Completed for Future Las Vegas Intermountain Health Children’s Hospital

Intermountain Health and Gardner Group Complete Land Lease Agreement with UNLV Research Foundation for Location of Future Stand-alone Children’s Hospital in Las Vegas

Intermountain Health, The Gardner Group, and the University of Nevada, Las Vegas Research Foundation (UNLVRF) recently announced completion of a land lease agreement at UNLV’s Harry Reid Research and Technology Park.

In October, these three entities signed agreements for a comprehensive children’s hospital to be built on the land. A ceremonial unveiling of a sign marking that location was held with Intermountain leaders, UNLV leaders, local and state officials, community advocates and Governor Joe Lombardo. The sign reads: “Future Site of Nevada’s First Stand-alone Children’s Hospital.”

When completed, the Intermountain Health children’s hospital will be the first stand-alone hospital in existence in Nevada that is fully and comprehensively dedicated to children’s health. This includes specialty-based care, such as oncology and cardiovascular, among other services that patients have had to travel out-of-state to receive.

The new children’s hospital is a historic initiative that represents one of the most significant and exciting opportunities to elevate children’s health in Nevada. Philanthropy and community partnerships are critical to make this vision a reality, and campaign planning is underway.

“As we take this monumental step, I want to express my appreciation for UNLV and our many other local healthcare partners and community organizations who are joining us in these efforts to improve access to highly specialized pediatric care,” said Mitch Cloward, president of Intermountain Health’s Desert Region, which includes southern Nevada and southwest Utah. “The hospital is one aspect of a comprehensive effort between Intermountain Health and passionate community partners to holistically improve the health and well-being of Nevada’s children. Other focus areas include improving access to care, aligning multidisciplinary teams across the state to better coordinate care and problem solving, and proactively providing communities with resources to keep kids healthy.”

The design of the hospital is well underway, as is clinical and workforce planning, including sustainable recruitment. The architects will now be able to adapt the work to the specific site, and the completion of the lease also means the ability to move forward with construction plans.

“Improving health outcomes for children in our community is a vision we all share, and this agreement is an important step on the path to building the infrastructure and support required to meet the healthcare needs of our growing region,” said UNLV Interim President Chris Heavey. “On behalf of the university and the UNLV Research Foundation, we are thrilled to play a role in bringing this important community asset to southern Nevada and the UNLV Harry Reid Research and Technology Park.”

“Today is a day of celebration as we move forward with southern Nevada’s first stand-alone children’s hospital. This has been a challenging path, and it is gratifying to see this development come to fruition,” said Dan Stewart, president of Development Nevada, Gardner Group. “This changes the face of healthcare in our market and delivers a much-needed resource for all Nevadans.”

In January, the firms Shepley Bulfinch and Gensler were announced as architects for the project and subsequently began design, a process that will take most of this year. The contractors will be announced in the near future.

Groundbreaking is expected in early 2026, with the hospital projected to open by 2030. The new hospital will be sized to accommodate more than 200 beds.

The hospital will provide highly specialized care for children and families in Nevada, give the state a $724 million economic boost during five years of anticipated construction, and deliver $841 million in annual economic output once the hospital opens, according to an independent research study conducted by Applied Analysis.

“This is a significant step for both Intermountain Health and for southern Nevada residents,” said Michael Naft, Clark County Commissioner. “The standalone children’s hospital will provide families with access to critical care, and their presence will assist in our region’s efforts to recruit the skilled clinicians we desperately need.”

Intermountain Health offers patient care at more than 80 clinics at over 65 locations across southern Nevada. With its extended provider network, Intermountain Health delivers patient-centered primary, specialty, and urgent care services to approximately 350,000 southern Nevadans in Clark and Nye counties.
